​The Vineyards Infrastructure, Multi-Family & Single Family Development

The Vineyards Development which originally consisted of 2900 acres, started as a commercial tomato field.  The owners decided that within the PUD (planed urban development) there would be several SDP (site development plans) that would make up what everyone today enjoys as a first rate, well planned community. When Mr. Richards joined the development venture team the iconic Vineyards club-house was in the final stages of construction by Kraft Construction Company.  Portions of the northern end of the development the infrastructure was underway and the installation of the southern residential streets were also in the early construction phases. 

Hallmark Investment (a Florida Corporation) was established to perform all development tasks pursuant to a typical southwest Florida SDP.  Mr. Richards initially interviewed several engineering firms and architectural designers to start the creative intent and coordinate all design disciplines to assure the final outcome captured the owner’s desires of a first class enterprise in the construction of the southern half of the PUD.  

Mr. Richards sub-contracted, managed, and supervised the ​infrastructure portion of water, waste water (originally transferred to

a developmental ​package plant) along with transmission lines and the underground electrical and road construction in addition to the construction of all buildings within the SDP.  During the construction of the northern golf course additional irrigation lines were also installed to accommodate the course’s demanded needs. 

Hallmark Investment developed and constructed Tra-Vigne’.  This task included all construction related aspects and management of a major SDP in southwest Florida.  During the construction phases of Tra-Vigne’ Mr. Richards also completed a major addition to the Vineyards clubhouse and constructed all of the golfing out-building and restroom buildings for the north and south golf courses.  

Hallmark Investment and Quality Homes also built several of the first residential homes located within the Vineyards Development.  Mr. Richards  managed and supervised the construction..   

Today the Vineyards Development endeavor is considered one of the crown jewels of Naples communities and the concept was copied throughout southwest Florida.
